What $300,000 Buys You in the 920 Right Now

Three hundred thousand dollars is a real budget in Northeast Wisconsin. It is not a ceiling that gets you into every neighborhood or every condition of home, but it is enough to buy something solid in Brown, Outagamie, Calumet, Winnebago, and Fond du Lac counties if you understand what the number actually buys where you are looking.

Green Bay and Brown County

In Brown County, $300,000 puts you in range for a single-family home with a garage in an established neighborhood. The trade-off is age. Green Bay's housing stock skews older, and older homes in this price range often need windows, insulation, or mechanical updates in the near term. You may get more square footage than you would in a newer suburban build, but you should go into the inspection expecting to find deferred maintenance rather than being surprised by it.

Communities like De Pere, Bellevue, and Allouez can offer more polished options at this price point but inventory moves. If something fits your criteria, sitting on it for a week usually means losing it.

Appleton and Outagamie County

The Fox Cities market is active in the $280,000 to $320,000 range. Move-in-ready homes in Appleton, Grand Chute, and Little Chute priced correctly get offers quickly. Buyers who are not fully preapproved or who need three days to think are regularly watching homes go under contract while they deliberate.

That urgency is not a reason to buy the wrong house. It is a reason to have your financing locked, your must-haves defined, and your agent on call before you start touring.

Oshkosh and Winnebago County

Oshkosh gives buyers a choice that the Fox Cities does not always offer at this price: more space for the money, with the trade-off of more work. You can find homes with larger lots, older character, and more square footage here, but condition varies significantly. The difference between a well-maintained 1960s home and a neglected one is not always obvious in the photos. Get the inspection done by someone who knows older Wisconsin construction.

Fond du Lac and Calumet Counties

Both counties can stretch $300,000 further than the Fox Cities core, which appeals to buyers who want more property and are willing to drive a bit more. Rural and semi-rural properties in these counties can include acreage, outbuildings, and more lot size for the money, but they frequently come with private wells, septic systems, and propane. Those are not deal breakers, but they change the maintenance and cost picture. Budget for them before you fall in love with the lot.

$300,000 is workable in the 920. Decide what matters most before you start touring: location, condition, square footage, or monthly payment. Almost no home at this price checks every box.
