What Remote Workers Should Know Before Relocating to the 920

by Adam Frank

Northeast Wisconsin has been on the receiving end of a steady stream of remote worker relocations since 2021, and the trend has not reversed. Lower cost of living, outdoor access, and a pace of life that is hard to find in major metros are the pull factors. But relocating to the 920 from a larger city has learning curves worth knowing about before you sign a purchase agreement.

What Your Dollar Buys Here

A buyer coming from Chicago, Minneapolis, or Milwaukee with $350,000 to spend is entering a completely different housing market in the 920. That budget gets you a 3 to 4 bedroom home in a solid neighborhood with a garage and yard. In Green Bay's near-west side neighborhoods or Appleton's west side, $350,000 buys you a well-maintained older home with character. On the suburban fringe, the same money gets you newer construction with more square footage.

Property taxes are a reality check for Wisconsin arrivals. Wisconsin ranks in the top ten nationally for property tax rates. Factor that into your monthly budget before comparing sticker prices to what you were paying in another state.

Internet and Connectivity

This is the practical question that matters most for remote workers. Fiber internet availability in the 920 is solid in Green Bay, Appleton, Oshkosh, and Fond du Lac. It gets patchier as you move into smaller communities and rural townships.

Before you put an offer on a property outside of a major city, verify the available internet providers and speeds for that specific address. Do not rely on a general zip code lookup. Ask for the actual providers at the address. Some rural areas have only DSL or satellite options, which are not adequate for video conferencing-heavy remote work.

SpeedTest and the FCC broadband map are starting points, but calling the local providers directly and confirming service availability at the specific address is the only reliable method.

Winter Is Not Incidental

Remote workers relocating from the Sun Belt or the coasts sometimes underestimate what winter means here. Average snowfall in Green Bay is around 50 inches per year. Temperatures in January average single digits to low teens overnight. A home with an attached garage, a well-maintained furnace, and good insulation is not a luxury in this climate. It is a practical necessity.

If you are evaluating a property with a detached garage or no garage, factor in what that means for your day-to-day life when it is 5 degrees and snowing. If the furnace is 20 years old, get it inspected and budget for replacement in the near term.

Community and Social Infrastructure

One of the genuine advantages of relocating to the 920 is that community infrastructure is intact in ways it is not in many comparably-sized metros. Green Bay and Appleton both have functioning downtowns, local restaurant scenes, local sports, and a density of community organizations that make it easier to build social roots quickly compared to sprawling suburban environments.

The outdoor recreation access is real too. Door County is 60 to 90 minutes from Green Bay and Appleton. The Nicolet and Chequamegon National Forests are within a reasonable drive. The Fox River system runs through the region and provides year-round recreation from kayaking to ice fishing. If outdoor access is part of why you are leaving a major metro, this region delivers on that promise.

The Practical Relocation Checklist

Before you commit to a purchase in the 920 from out of state: visit in January or February, not just in summer. Check internet connectivity at the specific address. Understand that Wisconsin property taxes are real. Talk to a local lender about how Wisconsin transfer taxes and closing conventions differ from your current state. And work with an agent who knows the specific neighborhoods rather than relying on national real estate portals that lack local context.

The 920 region is one of the most underrated places to land as a remote worker. The buyers who do their homework before closing have the smoothest transitions.
